Many seniors expressed a strong yearning to shed the substantial responsibilities and ongoing work associated with maintaining a single-family home. Yet, they simultaneously wished to avoid the common pitfalls of generic, often stark, multi-level rental buildings that frequently lack a sense of personalized community. A significant number of seniors I encountered also harbored reservations about liquidating the entire equity accumulated from their lifelong homes to fund a high-cost retirement residence, which can easily exceed $50,000 annually. This financial consideration, coupled with the desire for continued independence, underscored a critical void in the housing market.

Identifying the Unmet Demand: The Search for a “Goldilocks” Solution

It was with these profound insights and observations that my wife, Donna, and I embarked on a journey to conceptualize a truly fitting solution for these clients – individuals who were diligently searching for, but could not locate, this elusive “transition” accommodation. The serendipitous opportunity arose in 2019 when I assisted a client in selling two adjacent homes. During our discussions, she mentioned the substantial vacant land situated directly behind her property. For years, this sizable parcel had served no purpose beyond providing a spacious run for her dog. Intriguingly, she had previously attempted, albeit unsuccessfully, to secure city permission to construct a multi-level apartment building on the site. The primary hurdle was community resistance; existing neighbors, residing in an older, well-established area characterized by smaller, single-family homes, voiced strong opposition to the introduction of such a large-scale, multi-family property into their cherished neighbourhood.

This unique situation presented a compelling confluence of need and opportunity. The land, though previously deemed unsuitable for large-scale development, held immense potential for a more thoughtfully designed, community-oriented project that respected the existing neighbourhood fabric while addressing a dire housing need. It was clear that a different approach was required – one that balanced modern living with sensitivity to the local environment and the specific desires of its future residents.

My wife, Donna, and I possess a rich history in various construction endeavors. Over the years, we have proudly served as general contractors on several new homes we built for our own family, allowing us to meticulously oversee every detail from foundation to finish. Furthermore, during our approximately two decades of dedicated service in the military, we gained extensive hands-on experience renovating numerous homes, many of these “construction projects” taking place right here, close to Canadian Forces Base Trenton. This background instilled in us a practical understanding of building principles, project management, and a keen eye for quality craftsmanship.

While our previous experience primarily revolved around single-family residences and renovations, we recognized that the profound and increasing demand for specialized senior housing warranted a new challenge. With the perfect “found land” now squarely in front of us, presenting an ideal canvas for our vision, we made the pivotal decision to embark on our first multi-family project: a six-plex meticulously designed with the comfort, independence, and community needs of seniors at its very core. The result was a design for six generously sized, one-bedroom units, each thoughtfully appointed to maximize comfort, independence, and accessibility. Every unit was engineered to include its own state-of-the-art heating and cooling systems, ensuring personalized climate control and energy efficiency. Individual electrical panels provided tenants with autonomy and control over their utility usage, fostering a sense of true home ownership. Secure access systems were integrated for peace of mind and enhanced safety for all residents.

A hallmark of DANI’s Place is the seamless blend of private and communal spaces. Each unit boasts its own private, on-ground deck, offering residents an intimate outdoor oasis for relaxation, gardening, or simply enjoying the fresh air – a crucial feature for seniors who appreciate direct access to nature without stairs. Comfort-height toilets reduce strain and enhance usability, while spacious walk-in closets and abundant storage solutions cater to practical needs, allowing residents to keep their cherished belongings organized and accessible. We successfully managed to construct DANI’s Place on an infill lot, nestled near the vibrant heart of the city. This choice of location is critical for multiple reasons. Firstly, it eliminated the substantial environmental and financial costs associated with extending new services over great distances. Essential utilities such as water, sewer, and hydro were all readily available at the lot line, allowing for a more efficient and sustainable construction process. Secondly, and perhaps more importantly for residents, the project’s prime location means it is conveniently situated directly on a major bus route. This provides residents with easy access to public transportation, fostering independence and connectivity to local amenities, shopping centers, medical facilities, and community services without the need for personal vehicle ownership. This infill development model not only conserves undeveloped land but also supports urban revitalization, creating a truly integrated and accessible senior living community within Belleville’s existing infrastructure.

Overwhelming Demand: Validating a Vision for Senior Living

As our groundbreaking project, DANI’s Place, neared its completion, a natural question arose: how challenging would it be to identify and secure six ideal tenants simultaneously for our unique accommodations? We opted for a remarkably low-key advertising strategy, relying primarily on word-of-mouth and minimal local outreach. The response, however, was nothing short of astonishing. Within a short period, we received more than 100 inquiries from interested individuals, a clear indication of the immense, unmet demand for this specific type of senior housing in the Belleville and Trenton area. From this extensive pool, we carefully selected and dispatched 12 applications to potential tenants who seemed most aligned with our vision for a vibrant and respectful community.

The true validation of our concept came during a single, one-hour open house event. During this brief window, the first six attendees who toured the property enthusiastically signed a lease, securing all available units in record time. This immediate and overwhelming success unequivocally reinforced my long-held contention: our rapidly aging population is actively and desperately searching for precisely this type of thoughtful, independent, and community-oriented accommodation. It confirmed that DANI’s Place was not just another housing option, but a much-needed solution that resonated deeply with the desires and needs of discerning seniors.

A Legacy of Love: The Story Behind DANI’s Place

The inspiration for DANI’s Place transcends mere bricks and mortar; it is deeply rooted in personal history and profound gratitude. It is a profound regret that housing of this truly unique and supportive nature was not available to our beloved parents during a time when they could have genuinely benefited from it. As a heartfelt tribute and a way to honour them for their boundless love, tireless efforts, and everything they selflessly did for us throughout their lives, we proudly named the building DANI’s Place. The name itself is an acronym, lovingly formed from the first letters of our parents’ names: Donald, Andrew, Nancy, and Isabel. Each letter represents a cherished memory and an enduring legacy of family. During the very construction of this meaningful project, our first grandchild, Scotia, blessed our family with her arrival. In a fitting and beautiful continuation of our family’s story, the ‘S’ at the end of DANI’S Place is also dedicated to her. This thoughtful naming convention beautifully ties all our generations together, intertwining past, present, and future into what we envision as a true legacy project – a testament to family, community, and the enduring power of thoughtful design.
