It was a year marked by dynamic shifts, critical legislative discussions, and an unwavering commitment from the Ontario Real Estate Association (OREA) to address the most pressing issues facing our industry. OREA played a pivotal role, not only in advocating for the interests of Ontario Realtors but also in safeguarding the future of the real estate profession and, most crucially, the dreams and investments of Ontario’s homeowners and those aspiring to join their ranks. As I reflect on my term as OREA’s President in 2018, a profound sense of pride washes over me for the collective accomplishments that underscored our dedication to excellence and progress.

These achievements were far more than simple milestones; they were foundational steps that paved the way for a more transparent, ethically sound, and accessible real estate market for everyone involved. They represent the tireless efforts, strategic vision, and collaborative spirit of our members, dedicated volunteers, and exceptional staff, all united by a shared belief in the power of advocacy, professional development, and continuous improvement. While OREA championed numerous impactful initiatives throughout the year, the following five stand out as the most significant, exemplifying our unwavering commitment to advancing the real estate profession and serving the greater public good.

Modernizing Real Estate Legislation: The Pivotal REBBA Review

For many years, the regulatory framework governing real estate professionals in Ontario – the Real Estate and Business Brokers Act (REBBA) – had become severely outdated. This legislative inertia not only impeded the natural evolution and professional growth of our esteemed Realtors but also presented considerable challenges in upholding the highest possible standards of consumer protection. Recognizing the urgent necessity for a comprehensive overhaul, OREA spearheaded an intensive and sustained advocacy campaign throughout 2018 aimed squarely at modernizing REBBA.

Our formidable efforts commenced with an insistent and relentless push for a full-scale review of the Act. We strategically engaged thousands of our dedicated members across every corner of the province, initiating a vibrant, open dialogue about the future trajectory of the real estate profession. This extensive consultation process proved invaluable, garnering critical insights into the practical implications and shortcomings of the existing regulations. The culmination of this thorough engagement was the formation of our highly dedicated REBBA Review Taskforce. This expert taskforce meticulously developed 37 strategic recommendations, which were then formally presented to the provincial government. These recommendations were designed to be truly transformative, aiming to significantly elevate the bar on professional education, substantially strengthen existing ethical standards, and introduce progressive, long-overdue reforms such as allowing for the establishment of personal real estate corporations. This latter provision, a long-sought-after measure by many Realtors, would empower them with enhanced operational flexibility and more streamlined financial planning capabilities. Furthermore, the recommendations proposed the creation of a specialized licensing class to effectively address the nuances of emerging market segments and ensure that individuals who breach professional conduct codes face the highest possible level of disciplinary action, thereby reinforcing accountability and bolstering public trust.

The persistent advocacy and diligent hard work ultimately yielded tremendous results. In January of the subsequent year, we received the groundbreaking news that we had tirelessly campaigned for: after years of consistent lobbying and dedicated effort, the Ontario government officially announced that it was opening the door for comprehensive REBBA reform. The review is now officially underway, marking a truly monumental step toward creating a modernized, significantly more effective, and profoundly more equitable regulatory environment for Ontario’s dynamic real estate industry. This sweeping reform promises to not only enhance consumer confidence but also elevate the professionalism of Realtors across the province, contributing to a stronger, more resilient, and ultimately more trusted real estate market for all stakeholders.

Tackling Affordability: The Strategic Housing Supply Action Plan

The quintessential dream of homeownership, once a readily attainable aspiration for many Canadians, has progressively become an increasingly elusive goal for thousands of young families across Ontario. A severe and persistent lack of housing supply, exacerbated by the introduction of stringent mortgage stress tests and a steady upward trend in interest rates, has collectively created a formidable barrier to entry for countless prospective homeowners. Recognizing the profound and far-reaching socio-economic implications of this escalating crisis, OREA proactively launched the impactful “Keep the Dream Alive” campaign in 2018.

This powerful campaign served as a resolute clarion call, urgently urging governments at all three levels – municipal, provincial, and federal – to prioritize home affordability by strategically and decisively addressing the underlying housing supply crisis. Our advocacy strongly emphasized that significantly increasing housing supply was not merely an economic imperative, but a fundamental social responsibility, absolutely vital for ensuring the long-term stability, vitality, and prosperity of our communities. Our compelling message resonated deeply within governmental corridors, culminating in a significant and positive response from the provincial government, which subsequently launched its landmark Housing Supply Action Plan.

In a powerful testament to OREA’s influential role, recognized expertise, and steadfast commitment to practical solutions, we were formally invited to serve as a key advisor in the crucial development and ongoing implementation of this pivotal plan. This strategic partnership unequivocally underscored our dedication to driving tangible, policy-driven solutions that truly make a difference. The comprehensive Housing Supply Action Plan is meticulously designed to lay the essential groundwork for a substantial and sustained increase in housing inventory across all regions of Ontario. Furthermore, it aims to introduce innovative measures to judiciously lower housing-related taxes and significantly streamline development and approval processes. These combined efforts are intended to foster an environment highly conducive to cultivating a new generation of homeowners. By proactively engaging with key policymakers and contributing our expert insights, OREA played an indispensable role in shaping a pragmatic and forward-thinking strategy that promises to make homeownership more attainable, equitable, and sustainable for all Ontarians, thereby strengthening communities and significantly boosting overall economic growth and stability.

Acknowledging their paramount importance, OREA’s specialized forms team works tirelessly, every single day, to ensure these critical documents remain current, fully compliant with evolving legislation, and perfectly aligned with dynamic market practices.

The year 2018 witnessed a significant and targeted enhancement in our efforts to rigorously support members in effectively and confidently utilizing these complex forms. We dramatically ramped up the frequency and reach of our Standard Forms and Clauses Update presentations, taking these crucial educational opportunities directly to our members’ doorsteps. Our team of seasoned experts conducted numerous insightful in-person talks at local real estate boards and associations positioned strategically across the province, offering invaluable hands-on guidance and directly addressing pressing questions and concerns from the membership. Complementing these highly engaging in-person sessions, we substantially increased the number of hosted webinars, providing flexible, convenient, and direct access to our forms experts for members who preferred or necessitated remote learning options. These comprehensive initiatives collectively ensured that Realtors were not only provided with access to the most current and legally compliant forms but were also thoroughly equipped with a deep and nuanced understanding of their proper application and strategic use in various transaction scenarios.

Going a significant step further in our commitment to member support and innovation, OREA proudly launched a brand-new, incredibly invaluable forms resource: the “Practical Guidance Mini Series Tutorials.” This innovative series was specifically conceived and designed to offer members quick, easily digestible tips, best practices, and expert insights for confidently using OREA forms, effectively addressing common challenges, and maximizing operational efficiency in their daily activities. Through these multifaceted educational platforms – ranging from highly interactive in-person seminars and flexible online webinars to practical video tutorials – we successfully connected with thousands of our dedicated members. This robust, multi-pronged support system provided indispensable resources, empowering them to navigate increasingly complex transactions with greater confidence, consistently maintain the highest professional standards, and ultimately provide superior, informed service to their clients in their day-to-day real estate businesses, thereby strengthening the entire profession.

The Summit provided a unique and invaluable platform for both emerging and established leaders to connect meaningfully, share profound insights, and forge strong, collaborative relationships that extend far beyond the event itself. In a significant and impactful expansion of its reach, influence, and overall impact, the 2018 Summit witnessed an impressive doubling of attendance compared to previous editions. For the very first time in its history, we strategically opened this invaluable leadership opportunity to staff leaders and dedicated volunteers from real estate boards and associations spanning the entire province. This broader and more inclusive participation fostered a truly diverse and enriching exchange of ideas, perspectives, and best practices, simultaneously strengthening the vital network of devoted professionals who work tirelessly and passionately for the advancement of our industry. Our unwavering commitment at OREA extends far beyond merely hosting exceptional events; it is fundamentally about building a sustainable, resilient pipeline of exceptionally informed, highly skilled, and passionately dedicated leaders who are thoroughly prepared to tackle the intricate complexities and formidable challenges facing our dynamic profession head-on. We launched the year with tremendous momentum by proudly hosting our first-ever REALiTY Conference in February. This groundbreaking event attracted an impressive attendance of over 900 eager Realtors, all keen to engage directly with the future trajectory and transformative forces shaping their profession. REALiTY brought together some of the biggest disruptors, visionary thinkers, and trailblazers in the industry for three immersive days packed with invaluable information downloading, profoundly insightful presentations, and robust, engaging panel discussions. It offered an unvarnished, clear-eyed, and bold examination of the most significant challenges and unprecedented opportunities confronting Canadian real estate today, ranging from rapid technological advancements and digital disruption to evolving market dynamics and changing consumer behaviors. The conference served as an exceptionally powerful forum for members to gain cutting-edge knowledge, network meaningfully with a diverse array of peers, and proactively prepare for the transformational shifts and innovations on the horizon.

Maintaining this remarkably high level of engagement and strategic focus, we concluded the year with the highly anticipated Ontario Realtor Party Conference (ORPC). As OREA’s flagship annual political affairs conference, ORPC is widely renowned for its unmatched lineup of political heavyweights, insightful industry insiders, influential government officials, and, critically, the leaders of all four provincial political parties. This truly unique gathering provided members with an invaluable and direct platform to delve deep into the intricate political landscape shaping real estate, gain a comprehensive understanding of emerging policy implications, and directly engage with key decision-makers who hold the power to effect change. Both REALiTY and ORPC offered distinct, yet wonderfully complementary, opportunities for members to connect over issues profoundly impacting the entire real estate landscape, encompassing everything from advocacy and policy formulation to dynamic market trends and disruptive innovation. These conferences not only facilitated invaluable networking and relationship-building but also empowered members with a deeper, more nuanced understanding of the powerful forces at play within their profession. We are enthusiastically looking forward to hosting even more impactful events in 2019, steadfastly continuing our proud tradition of bringing together the very best minds and talents of the industry to drive collective progress.
