My recent visit placed me high above the sprawling rooftops of the iconic Mandalay Bay Resort, a true architectural marvel. While the resort’s famed pools, soon to be teeming with Spring Break revelers, awaited their grand opening, the city’s pulse was already electrifying, setting the perfect stage for an international real estate conference of immense scale and significance.

Having recently concluded my duties as an emcee for the more intimate Banff Western Connection, the transition to being a regular attendee at my brand’s global event felt both familiar and exhilarating. With nearly ten times the delegates converging in Las Vegas, the sheer magnitude was palpable, yet the core rhythm of such professional gatherings remained consistent: the lively opening receptions buzzing with anticipation, thought-provoking keynote speakers offering industry insights, prestigious awards recognizing excellence, invaluable educational sessions fostering growth, motivational speakers igniting passion, and the grand closing bash providing a celebratory crescendo. The distinguishing factor, however, was undeniably the star power – the unforgettable name-dropping that only a Las Vegas spectacle can deliver. The opening session captivated attendees with the wisdom of real estate titan Brian Buffini, while the closing party promised an electrifying performance from none other than rock legend Steven Tyler. These high-profile appearances not only entertained but also reinforced the aspirational spirit often found within the real estate profession.

Beyond the Buzz: The Realtor Trade Show and Tech Landscape

Beneath the glitz and glamour, the true heart of any major real estate conference lies in the vibrant interactions among its attendees. Rooms filled with dedicated Realtors, all eager to exchange business cards, rekindle old friendships, and forge new professional alliances. This environment is a fertile ground for collaboration and new ventures, embodying the spirit of community that underpins our industry. Simultaneously, the sprawling trade show bazaar pulsed with an almost overwhelming energy. Vendors, each vying for attention, filled the air with enthusiastic pitches – “Buy from me! Look here, Mister – almost free!” It’s a competitive yet dynamic space where the future of real estate is often on display.

Amidst this bustling marketplace, an abundance of new tech tools shimmered, each promising to be the next indispensable innovation. From sleek software solutions to groundbreaking hardware, these shiny new items presented an enticing temptation for every professional seeking an edge. However, the wisdom accrued over forty-five years in the business served as a quiet, guiding whisper in my ear: “You only need a pen and/or a QWERTY keyboard, and they have been around for more than 100 years!” This simple, profound observation highlights a critical distinction: while innovation is essential, the fundamental principles of real estate – genuine client connection, effective communication, and diligent work – remain timeless. Discerning truly valuable technological advancements from fleeting fads becomes a key skill for any Realtor aiming for sustainable success in a rapidly evolving digital landscape.

The Unsung Heroes of Governance: AGMs and Accountability

In stark contrast to the international grandeur of Las Vegas, the intervening period saw me attending a more local, yet equally crucial, event: my home board’s annual general meeting (AGM). This commitment stems from a deeply held belief that “the world is run by the ones who show up.” Active participation in local governance, especially for real estate professionals, is not merely an obligation but a privilege that shapes the very environment in which we operate. Fortunately, this year’s meeting passed without much fanfare, a welcome respite compared to last year’s rather astonishing mea culpa: “Oops, we seem to have misplaced a tad more than a hundred grand!” Such an incident, while thankfully rare, underscores the paramount importance of vigilant oversight and transparent financial management within our professional organizations.

Annual General Meetings frequently grapple with the perennial challenge of membership attendance, a struggle that often prompts creative, albeit sometimes desperate, amendments to constitutional bylaws, such as reducing the necessary quorum. My personal, albeit tongue-in-cheek, solution would be to “evolve to a benevolent dictator, as long as it’s me!” On a more serious note, our board, like many others, has experimented with various strategies to boost engagement: from lavish balls and engaging speakers to offering valuable educational credits and the ultimate bribe – the free lunch. Yet, the outcome invariably remains similar: poor representation, primarily attracting only those whose attendance is mandated by their roles, those conveniently located within a short driving distance, and a dedicated few of us who firmly believe that membership inherently demands diligent attention to the governance of our multi-million dollar asset – the board itself.

Indeed, we entrust these governing bodies with the stewardship of millions of dollars in revenue each year, a substantial portion of which is contributed by the very members they serve. It stands to reason, then, that we should actively “check in” and, in doing so, hold them accountable for their decisions and financial management. Yet, this expectation is often met with a collective shrug, a reflection of a broader societal trend. Many of us, after all, exhibit similar apathy when it comes to exercising our civic duty in other common memberships – federal, provincial, and municipal elections. Given this widespread disengagement, perhaps my surprise at low AGM attendance is, in retrospect, rather naive.

Phil Edgett: A Beacon of Quiet Dedication in Real Estate

In every industry, there are individuals who, through their unwavering commitment and quiet dedication, become true heroes. One such figure for me is Phil Edgett of Royal LePage. With over three decades of invaluable experience in the real estate business, Phil holds an astonishing record: he hasn’t missed a single AGM since he became a member. While the industry rightly celebrates charitable gestures and acknowledges years of tenure on boards of directors, it’s a poignant truth that there are no formal awards for such perfect attendance and consistent engagement. Phil, with his characteristic humility, has consistently refused formal recognition, preferring to keep private the profound work he does, the deep passion he harbors for the profession, and the immense value he brings as a living example of perseverance and integrity to our entire industry. If it were within my power, I would unhesitatingly transfer my own “Realtor of the Year Award” to Phil, for his quiet strength and unwavering commitment represent the very best of what it means to be a dedicated real estate professional.

A vital and welcome presence at our AGM was the Canadian Real Estate Association (CREA), whose presentation served as a powerful reminder to both engage with and fully utilize the resources available at the national level. CREA’s offerings extend far beyond merely providing Webforms, which, while essential, represent only a fraction of the comprehensive support system available to Canadian real estate professionals. The CREA website is a veritable powerhouse of tools designed to empower Realtors in numerous ways:

  • Domain Ownership: Ever wanted to own your personal name as your professional domain? CREA provides the resources and guidance to help members secure their online identity.
  • Realtor Action Network (RAN): In a landscape increasingly shaped by policy, active advocacy is paramount. When issues like FINTRAC or other governmental regulations arise that could impact your business, being enrolled in the Realtor Action Network allows you to effectively send a “blizzard of protest” directly to your Member of Parliament, ensuring your voice is heard on crucial matters.
  • Website Enhancement: Elevate your online presence with professional multimedia. CREA offers invaluable resources and content, including high-quality videos, that can be seamlessly embedded into your personal website, enhancing engagement and client appeal.
  • Data Distribution Facility (DDF): Understanding how your listings are distributed across various platforms is key to maximizing exposure. Ever wondered how platforms like Point2 obtain your listings? The DDF settings on the CREA website provide transparent control and insight into where your listings appear.
  • Personalized Listing Statistics: For every renewal conversation, for every strategic decision, data is king. The CREA website offers personal statistics, allowing you to track how many views a particular listing garnered last week, providing crucial insights for client reports and marketing adjustments.

These are not just features; they are vital instruments for business success, advocacy, and professional development. While it’s easy to assume, “But you knew that,” the reality is that many real estate professionals may not be fully leveraging the comprehensive suite of tools and support that CREA so diligently provides. Regularly exploring and utilizing these resources can be a game-changer for any Realtor aiming to stay competitive and effective in the Canadian market.

The Enduring Power of a Conversation: Shaping a Career

Beyond the grand conferences and the intricacies of governance, the true architects of our personal and professional journeys are often found in the most unassuming of places: our conversations. The keynote speaker at VIREB (Vancouver Island Real Estate Board), morning television personality Riaz Meghji, powerfully articulated this very sentiment in his presentation, “Every Conversation Counts.” He eloquently highlighted the profound importance of the influence of conversations – both the ones we have in our own lives and, crucially, the impact our conversations have on others. In the real estate world, where human connection is paramount, mastering the art of conversation is not just a soft skill; it’s a cornerstone of success, fostering client trust, facilitating negotiations, and building lasting relationships.

Reflecting on the conversations that irrevocably shaped my own path and ultimately led me to where I am today, two pivotal exchanges stand out, both occurring some forty-six years ago. The first was during a job interview with a complete stranger. To my surprise, he turned down my application, commenting that as a recent university graduate, I was unlikely to commit to his company long-term. The irony, which became clear years later, was that without my involvement, his small company would eventually evolve into the telecommunications giant, Telus. This early rejection, however, inadvertently pushed me to consider alternative paths, proving that sometimes, a closed door opens up an entirely new world of possibilities.

The second, and perhaps even more foundational, conversation took place with my mother. After I voiced my frustrations about the apparent lack of suitable job opportunities, she simply asked, with characteristic wisdom and foresight, “Why don’t you try real estate?” That seemingly simple question was a catalyst, a moment of unexpected guidance that redirected my entire professional trajectory. It led me into an industry that has not only provided a fulfilling career but also constant learning and growth.

So, to my mother, and to that insightful interviewer who, in his own way, prompted my pivot: Thank you. Forty-five years later, I’m still trying – still learning, still adapting, and still finding immense satisfaction in the dynamic and ever-evolving world of real estate. Every conversation truly does count, shaping not just moments, but entire careers and lives.
