The Thornhills adopted a “reverse engineering” approach, consulting with the original builder to ascertain the replacement costs. “We calculated what it would cost to build this exact home today, factoring in architectural fees, soft costs, and construction expenses,” Max explains. “The conservative estimate was that it would cost more than $39 million to replace, underscoring its immense intrinsic value.”
After extensive deliberation, the Thornhills concluded that positioning the property just under the $40-million price point was the most strategic starting position. This decision, while bold, was met with some skepticism from within the real estate community. “Many people told us we were wrong to price a house in the $30 millions,” Max recalls. At the time of its listing, however, the Stonebridge Drive estate proudly stood as the highest-priced residential listing in all of Canada, a testament to the Thornhills’ confidence in its unparalleled value.
To truly grasp the intricate details and technical prowess embedded in the home’s design and construction, multiple information-gathering tours were conducted at various times of the day. “We had to walk through it extensively, multiple times, to study the sight lines and allow each subtle detail to reveal itself,” Max describes. There’s another strategically positioned above the hot tub, where, at a specific point in the lunar cycle, the moon aligns perfectly through its center. The level of planning and foresight required for such details, Max notes, is simply “unimaginable. You wouldn’t know everything that went into building this house just by looking at it.”
Despite being nine years old, the home exudes a timeless quality and appears brand new, a testament to its enduring design and the use of only the finest materials. The marketing strategy was equally refined. Instead of mass showings, “select quality individuals” – those with a deep understanding of luxury craftsmanship and a network capable of affording such an estate – were discreetly invited to tour the residence and provide invaluable feedback.

The fortunate buyers, described as a self-made couple in their 30s, ultimately acquired not just the Stonebridge Drive home but also the neighbouring lot, resulting in a total purchase price exceeding $40 million, inclusive of taxes. This acquisition speaks volumes about their vision for privacy, expansion, and long-term investment in one of North America’s most coveted destinations.
