Navigating the Evolving Landscape of Ontario Real Estate: OREA’s Vision for the Future

The dynamic world of real estate has undergone a profound transformation, particularly over the last two decades. As someone who has proudly served as a Realtor for 25 years, I’ve witnessed firsthand the seismic shifts that have reshaped our profession. Indeed, any professional who has been active in this industry for more than five years can attest to these significant changes. The technological advancements we leverage daily, from sophisticated data analytics to immersive virtual tour experiences, are vastly different from what was available a quarter-century ago. Simultaneously, our buyers and sellers have become incredibly well-informed and discerning, demanding greater transparency, efficiency, and personalized service. Consequently, the very essence of our role in the transaction process has evolved, shifting from mere facilitators to essential advisors, data interpreters, and community builders.

Staying abreast of the latest technological innovations, understanding emerging market threats, and seizing new opportunities can often feel like an overwhelming task, regardless of one’s tenure in real estate. This recognition was a primary motivator for my decision, 12 years ago, to actively engage with my local board, the esteemed Realtors Association of Grey Bruce Owen Sound. My objective was clear: to remain deeply connected and comprehensively informed on critical issues that directly impact both my cherished profession and the vibrant community I serve. This enduring commitment to proactive engagement and leadership ultimately paved the way for my current role.

Leading the Charge: OREA at the Forefront of Change

It is with immense pride and enthusiasm that I currently serve as the President of the Ontario Real Estate Association (OREA), an organization that has deliberately and decisively chosen to position itself at the vanguard of transformative change within the industry. OREA is not just observing the evolution of real estate; we are actively shaping its future, ensuring that Ontario Realtors are not only prepared but empowered to thrive in this new era. Our commitment extends beyond our members to the broader landscape of homeowners, buyers, and sellers across the province.

The year 2018 marked a pivotal period for OREA, characterized by bold innovation and the courage to make challenging yet necessary decisions. We embarked on a strategic overhaul of our operations, particularly in how we engage with public affairs and government relations.

A New Era of Public Affairs and Advocacy

One of our most significant initiatives involved implementing a fresh, impactful approach to our public affairs strategy. Today, when OREA approaches the government with our legislative and policy recommendations, we do so fortified by the unequivocal support of the very people we represent and serve. Our advocacy is rooted firmly in supporting hard-working homeowners across Ontario – the very individuals we interact with and champion every single day as dedicated Realtors and vital community builders. This new, grassroots-supported approach has been instrumental in solidifying OREA’s reputation as an indispensable and trusted resource for the provincial government on all matters affecting Ontario Realtors, as well as the diverse interests of buyers, sellers, and existing homeowners. Our voice is heard, respected, and directly influences policy-making that shapes the future of housing in our province.

Fostering Innovation: The REALiTY Conference

Beyond our external advocacy, we also recognized the imperative to initiate candid, albeit sometimes difficult, conversations with our own members about the rapid and significant changes impacting their businesses. This led to the groundbreaking launch of our inaugural REALiTY Conference. This event was conceived as an unvarnished, clear-eyed, and unapologetically bold examination of the most pressing issues confronting Canadian real estate today. We gathered a curated selection of the industry’s most influential disruptors and visionary trailblazers for an intensive three-day knowledge exchange. From the revolutionary implications of blockchain technology for property transactions and the practical applications of chatbots in client communication to the transformative potential of artificial intelligence in market analysis, our distinguished speakers provided comprehensive insights into every facet of the evolving technological landscape. The REALiTY Conference served as a critical platform for our members to engage directly with the future, equipping them with the foresight and tools needed to adapt and excel.

Our strategic decisions to embrace new methodologies and to act boldly were not always the universally popular choice. However, by courageously challenging conventional wisdom and consciously forging a new path forward, OREA achieved substantial accomplishments that delivered tangible benefits for our esteemed members, and, critically, for home buyers and sellers across Ontario. These successes laid a robust foundation upon which we continue to build.

Building on Momentum: Key Priorities for 2019 and Beyond

As we progressed into 2019, I was immensely excited and committed to sustaining and amplifying these achievements, driving OREA’s ambitious agenda forward with unwavering dedication. My top priority, and indeed a long-standing goal for the association, has been the successful reform of the Real Estate and Business Brokers Act (REBBA).

Modernizing the Profession: REBBA Reform at Last

After a decade of persistent advocacy and concerted effort, we finally succeeded in prompting the government to open the door to comprehensive REBBA reform. The current legislation governing our noble profession is undeniably outdated and urgently requires modernization to accurately reflect the complexities and dynamism of our contemporary real estate market. This is not merely an administrative update; it is a critical step towards ensuring our regulatory framework supports a robust, ethical, and efficient market for everyone involved.

Encouragingly, a thorough review of the entire act is officially underway, and OREA has been granted a coveted front-row seat at the policy table, ensuring that the voice and expertise of Ontario Realtors are central to this vital process. The government’s preliminary discussion paper on REBBA has shown remarkable alignment with the extensive recommendations we meticulously shared with them last fall. We continue to vigorously advocate for crucial enhancements, including the long-awaited ability for real estate professionals to incorporate as Personal Real Estate Corporations (PRECs), a more rigorous and demanding education program to elevate professional standards, and the empowerment of a tougher, more effective regulator in RECO (the Real Estate Council of Ontario). This official governmental review of REBBA represents not only a monumental victory for Ontario Realtors but also a giant leap forward in establishing higher professional and ethical standards across the industry, ultimately benefiting consumers through enhanced service quality and protection.

Addressing the Housing Crisis: The ‘Keep the Dream Alive’ Campaign

Furthermore, I am deeply committed to continuing and expanding the vital work we initiated aimed at transforming more young and first-time home buyers into proud homeowners. Our impactful “Keep the Dream Alive” campaign successfully forced much-needed public and political attention onto the escalating housing supply crisis in Ontario. The campaign highlighted the very real agony and significant challenges that first-time home buyers encounter in today’s severely undersupplied housing market – a reality I witness firsthand every single day in my own local markets, encompassing the picturesque regions of Meaford, Beaver Valley, Thornbury, and Blue Mountain. The struggle for affordable housing is deeply personal to many, and OREA remains dedicated to finding sustainable solutions.

Today, OREA plays a crucial advisory role to the Ontario government on its comprehensive Housing Supply Action Plan, a direct and resounding result of our successful campaign. This ambitious plan is designed to lay the essential groundwork for effectively increasing housing supply across the province and strategically reducing burdensome taxes. Our ultimate goal is to cultivate an environment that fosters the creation of a new generation of homeowners, ensuring that the dream of homeownership remains attainable for all Ontarians.

Empowering Members: Enhanced Engagement Initiatives

Finally, and perhaps most importantly, our members have unequivocally expressed their desire for deeper and more frequent engagement with OREA. We have heard them loud and clear, and we are responding with a robust suite of initiatives designed to foster greater connection, professional growth, and collective strength. This includes, but is not limited to, our informative monthly President’s Podcast, which offers direct insights and updates; a series of live town halls designed for direct dialogue and feedback; comprehensive leadership training programs to nurture future leaders; extensive Standard Forms outreach to ensure clarity and compliance; the highly anticipated Ontario Realtor Party Conference, fostering networking and advocacy; and the upcoming 2020 REALiTY Conference, which promises to build upon the success of its predecessor with even more cutting-edge content and discussions.

Indeed, OREA has an ambitious and transformative agenda before us. However, if my extensive experience as a Realtor, a long-serving local volunteer, and a dedicated provincial volunteer has taught me anything, it is this: Realtors are among the most determined, hardworking, and utterly unstoppable professionals out there. Despite the complex challenges and obstacles that we undoubtedly face, I am profoundly confident that together, as a unified and resilient community, we will rise above these adversities. We will persevere in our collective, noble mission to not only elevate our profession but, more significantly, to help build stronger, more vibrant, and more prosperous communities right across Ontario.
